Questions people often ask before selling a house

| Oct 26, 2016 | New York City Real Estate Law Blog, Real Estate Transactions

If you think that buying a house can be daunting, try selling one. You may have a lot of questions about the process, and it’s good to get your answers before you begin. Below are some answers to the most common questions that sellers have.

1. Do you have to do a lot to your house to prepare?

You may, depending on the state of the house, but you don’t always have to do as much as you think. If the buyers want specific changes to be made, they may ask for it during the appraisal. Many people also show their homes before buying new ones, so, while you want it to be as clean as possible, you are showing it while living in it. You don’t necessarily have to clear everything out and do major renovations.

2. Do you need to be at showings?

Absolutely not. In fact, many experts think it is best if the owners are not home. Agents can answer questions and provide information impartially.

3. What is the true value of your property?

This can be hard to determine. The market changes often, so what you paid is likely not what it’s worth. You also have to factor in the school system, how desirable the neighborhood is, what amenities are nearby and what prices other homes in the area are selling for.

As you gather this information and determine how best to sell your home, be sure you also take some time to research the legal process. You don’t want any simple oversights to hold up the sale, and you need to make sure you know what rights and obligations you have as a seller under New York’s real estate laws.
