Serving on a condo or co-op board in New York is a big responsibility. Managing the finances and running the day-to-day operations of a multi-unit residential property can be a lot of work. It can also be a thankless job at times, especially when disputes arise between residents or with outside parties. At the law firm of Nadel & Ciarlo we have been representing condo and co-op boards and helping them discharge their obligations for over 20 years.

We routinely advise boards on issues like renovation and repair, interpretation of contract terms, and board elections, meetings and minutes. We can help boards negotiate and draft contracts for construction or alteration projects. We have experience resolving disputes over construction contracts, enforcement and interpretation of house rules, and common charges and maintenance fees. We are experienced in dealing with claims of mismanagement, conflict of interest and breach of fiduciary duty.

When disputes arise, we generally try first to seek an out-of-court settlement that will resolve the issue and save the board the cost and uncertainty of litigation. We are prepared to go to court and litigate the issues if necessary, however.

Our experienced attorneys serve condo and co-op boards as general counsel or on a case-by-case basis. We know that many board members are volunteers and we understand the frustrations and difficulties they experience. We are ready to step in and help when legal issues arise.
